Bill 948A Will Keep NYC Homeowners in NYC Neighborhoods
Bill 948A will let responsible homeowners stay in NYC by allowing registered, permanent homeowners to:
Offer home-sharing for fewer than 30 days ONLY for permanent occupants of one- and two-family dwellings
Host up to four adult guests at a time (up from two)
Determine which parts of our home are available for guest use
Bill 948A will also:
Help low- and middle-income homeowners take care of our families and stay in NYC
Protect homeowners from financial vulnerability, deed theft, and tax liens
Create jobs for neighborhood workers
Support local small businesses through the influx of new visitors
Bill 948A will NOT:
Allow “bad actors” to exploit NYC by renting out units they don’t live in
Create party houses, as hosts live on-site and maintain supervision
Take long-term rental inventory off the market. These units are not available year-round because homeowners live in them throughout the year.
