Bill 948A Will Keep NYC Homeowners in NYC Neighborhoods

Bill 948A will let responsible homeowners stay in NYC by allowing registered, permanent homeowners to:

  • Offer home-sharing for fewer than 30 days ONLY for permanent occupants of one- and two-family dwellings

  • Host up to four adult guests at a time (up from two)

  • Determine which parts of our home are available for guest use

Bill 948A will also:

  • Help low- and middle-income homeowners take care of our families and stay in NYC

  • Protect homeowners from financial vulnerability, deed theft, and tax liens

  • Create jobs for neighborhood workers

  • Support local small businesses through the influx of new visitors

Bill 948A will NOT:

  • Allow “bad actors” to exploit NYC by renting out units they don’t live in

  • Create party houses, as hosts live on-site and maintain supervision

  • Take long-term rental inventory off the market. These units are not available year-round because homeowners live in them throughout the year.
